Real estate

For many years we have assisted owners throughout the Costa Tropical and parts of inland Granada: apartments in Salobreña and Almuñécar, villas in La Herradura, homes in the surrounding villages. A successful sale does not begin with photographs or a listing, but with a realistic valuation, a professional presentation and a strategy that reflects today's market.

The right asking price matters more than ever

Prices have risen and buyers are willing to pay the asking price, but only when it is realistic. Too low costs you money; too high costs you time. In the worst case a property sits on the market for months, is reduced several times and loses its appeal.

That is why we never rely on guesswork. For every property we prepare a comprehensive valuation report based on actual sales, current market conditions and comparable homes in the same area. Thanks to our knowledge of mortgage lending, we know not only what a home is worth, but what buyers are genuinely willing and able to pay.

More than just an estate agent

Buyers also consider the condition and the costs they expect after purchase. An outdated bathroom is quickly seen as a €10,000 to €20,000 investment; a hairline crack as a structural defect. That leads to lower offers or unnecessary uncertainty.

Because we also carry out renovations, we know what work really costs and which defects matter. When needed we obtain a realistic cost estimate immediately, so buyers decide on facts rather than assumptions. And before your property comes onto the market, we advise which improvements genuinely increase its marketability and which do not.

If legal or administrative issues such as georeferencing, inheritances or regularisations could delay a sale, we can often resolve them first.

Buying a property in Spain

Every purchase is different. Some buyers have already found their property and only require legal assistance. Others live abroad and need someone on the ground to view, negotiate and represent them. Some purchases require legal, financial and technical expertise before an offer can even be submitted.

During an initial consultation we discuss your plans, your circumstances and the type of property you wish to buy, and recommend the service that fits.

Aftersales services (utilities, insurance, tax matters, tourist rental licences) are not part of these packages and can be purchased separately under our legal services.

Local presence makes the difference

Documents do not always tell the whole story. Within our service area we visit the property ourselves, so we not only review the paperwork but check that the actual situation matches the Cadastre and the Land Registry. For older homes, rural properties and cortijos this regularly reveals what paperwork alone cannot.

Many lawyers work solely from the documents they receive. Because we are locally based, we combine legal due diligence with practical on-site verification.
